What Is A Short Sale?

Because of the present challenges that so many people are facing from hardships, the mortgage crisis and the state of the economy, we have positioned ourselves as Certified Short Sale Experts in our market. What is a short sale, you may ask? Well, a short sale typically occurs when the owner of a home owes more on the mortgage than today's fair market value of that home and the bank or lender approves the sale of the home for less than what is owed on the mortgage.

Banks & Lenders

Mortgage lenders and banks do not really want to foreclose on your home - they're in the business of loaning money - not owning property. But, if you are behind or find yourself in a position where you can no longer make the payments, a short sale is a win-win for all parties involved. If you procrastinate and do nothing, your bank or lender WILL foreclose on the property to minimize their losses. By selling your home through a short sale transaction, you may be able to minimize the negative impact on your credit score by avoiding foreclosure and significantly shorten the time required to be eligible for financing on another home.


How Could This Happen?

If you are faced with possible foreclosure or losing your home due to a job loss, soaring medical bills, cost of living expenses, diminished home value or because of unaffordable monthly payments from an increasing adjustable rate mortgage, you owe it to yourself to get the facts and learn all of your options from an experienced and compassionate real estate team.

Georgia is a non-judicial foreclosure state meaning that the entire foreclosure process is relatively short and quick and can take as little as 45 to 60 days from notice of default issuance to complete the foreclosure sale of a home.

And, if you decide your best option is to hire us to handle the marketing and short sale of your home, your bank or lender will pay the brokerage fee (not you) once an offer is approved and the property successfully sells at closing.


Know Who You're Dealing With

As a consumer, it is critically important to know who you are dealing with when it comes to your home. You should be cautious of individuals or companies making lofty promises, asking for money to stop your foreclosure, or an investor asking you to sign over a deed to your home. When in doubt, consult a licensed professional Realtor, Attorney or Tax Accountant.
